TOTAL GROSS PROFIT (estimated for development and sale of land only) for three parcels: $377,000,000
• Total Loan required of $35.OM this will pay out all existing debt and leave $2.OM for operation for one year.
• As security for the loan the lender will register a first Mortgage on all of the land and in addition will be granted a letter of credit from the HSBC Bank for the full amount plus interest.
• The said Bank guaranty (BG) will be payable in one year and one day.
• After such time the lender has received payment for the loan and agrees to repeat the loan for another two subsequent years. In the same arrangement.
• Lender’s Group will retain 25% of Net profit of projects as created through a Limited Partnership (LP)
• It is foreseen that the LP could realize profits through the development of the Land and additional profits through the construction of the commercial properties in the Westland Village and Heartland Common projects, where a truck stop, hotels, strip malls etc. could be built.
• the offering development Group will be responsible for management and development of projects.
