Small game farm in Eastern Cape Gamtoos Jeffreys Bay for sale

Location
The farm is situated on the high plateau north of the N2 near the Gamtoos River and overlooks Jeffrey's bay. It is 49km from central P.E. and 24km from the middle of Jeffrey's bay.

Size
Made up of a single title, the property is 149 ha in extent. It boasts a grazing capacity of 1-3.5ha / LSU, which is amongst the highest in the province in addition to truly fantastic available browse matter.

Description
To me this small area of the province is one of the prettiest pieces of real estate in the province. Comprising a series of higher plateaus and valley gorges it has truly outstanding views of the coastline around Kabeljous / Jeffrey's Bay to the south and the Baviaans and Tsitsikamma mountains to the North and West. A natural spring which runs down the valley floor has been dammed in 4 places to provide picturesque watering holes for the incredible diversity of game species that seem to thrive here.

Veld types
The farm is made up of a combination of sweet thorn, grassveld and denser Cape valley bushveld. The almost ideal combinations of browse and graze are testified to by the incredible species diversity found on the property, including 22 Kudu which, although I was skeptical about their succeeding on a relatively small area, are breeding well and appear in excellent condition. Grass species found include Digitaria Smutsii, Eriantha, perennial Pannicums, Themedia Triandra and Cynodon Dactylon. Again, while the latter grass species can be of marginal value in harder areas, here by virtue of the fertile soils and high rainfall, it is a superb grazing grass and is well used right through the year.

Rainfall
The farm falls in a transition summer / winter rainfall area with an annual average of 700mm.

Game species
Game species that are currently on the property include:

Mountain Reedbuck Black wildebeest
Blesbuck Nyala
Zebra Impala
Common Duiker Bushbuck
Kudu Caracal
Blue Wildebeest Common Reedbuck
Waterbuck

Improvements
A 2.4m high game fence encloses the entire property. There is an approx 600sq m shed, a corner of which has been tastefully converted into a very comfortable one bedroom flat. In addition to the 4 earth dams mentioned, there are 2 concrete dams, one of which is fed constantly with treated water from the test pipe of the PE water supply reservoir on the adjacent farm. A 5000 l polythene tank supplies water to the house. Power is supplied from a 50kv Eskom transformer.

Development potential
The development potential for this property is tremendous. It is 24 km from central Jeffrey's bay, 58km from PE airport, within 10min of the coast at Gamtoos mouth, and incredibly scenic. The topography of the property would lend itself to either a game based, outdoor living eco estate or alternatively a lodge / conference wedding venue.

Price
R 6 million (neg.) plus vat if applicable.
