The site is located south of the coastal Cardiff-Bridgend railway line in the village of Rhoose, to the south-west of Rhoose railway station. Rhoose is a village that lies between the Bristol Channel and Cardiff International Airport that has seen significant growth in recent years. It is located on a direct train line to Cardiff, with trains taking approximately 33 minutes to travel between the two, and running every 60 minutes. By road, Cardiff is located approximately 21.7km (13.5 miles) to the east with a journey time of circa 35 minutes. The M4 motorway at Junction 33 is approximately 20 km (12.5 miles) to the north with a drive time of 28 minutes.

To the east of the site lies open land and the completed housing development at Rhoose Point. National house builder Taylor Wimpey is currently building a scheme further to the east. To the west of the site are some agricultural fields and Fontygary Leisure Park. Within walking distance of the site lies the majority of the village of Rhoose, while the Bristol Channel lies to the south of the site. The site has direct access to the South Wales Coastal Path and the shingle beach at Ffontygari Bay.
A large portion of the site is a former quarry (approximately 12 hectares, 29.6 acres) which has been restored to greenfield land (albeit the land is at a lower level than its surrounds), while the remainder of the site is agricultural land. The former quarry is bounded by mature trees and hedgerows, while the fields are also divided by hedgerows.
