One year into new 5 year lease, located in parking lot of mega retail big box store, bank, and two trendy restaurants with highway Pylon signage at entrance from highway. BC (before Covid) we were a 5 chair , 11-1200 service per month shop, which left approx. 20-25% more, to be at max capacity. (currently approx. 500+/mo).
Store shows real well. Excellent (inexpensive) online booking service see's us book approx. 85%+, of appointments online. One touch communications allow you to msg ALL clients in one click. All the IT portals already exist. During lockdown, we upgraded equipment and the shop itself, including new chairs and an awesome floor that negates even the need for chair mats. Anti fatigue is built right in. And 100% vinyl floor negates any water or leak damage, 100%. Wash stations are über comfy and use both, low flow "EcoHead" sprayers and, on demand hot water system. Very ecological!
Shop space includes another small room for either 1-2 more chairs or waxing etc. Also, there is a private office in the back

This is a premium men's barber shop, and is located in Canada's most temperate climate. Vancouver Island is paradise. Winters are very mild (leave the shovels behind) and summers are glorious without the bugs or humidity.
Building out a brand new shop, with, or without a franchisor, is $125k minimum, and $400k+ if you, 'Gun' it. And still have no clients.
Hit the ground running.
It takes time to let the people know you even exist, never mind get them through the door, and then on a 4-6 week cycle!

Only potential suitors with a PROPER LETTER OF INTENT, that can be used by the landlord for credit and reference checks will move forward. You must satisfy the landlord in order to assume the very favourable, 4 years remaining on the lease. Only then can we discuss next steps. Then we can discuss all the behind the scenes bits that are in place and you can decide which you want to keep/change.
Unless,.....you are ready to have the landlord complete their vetting process with you, up front, and,. make a 20% deposit to my lawyer on the full asking price.
