Expansion Potential:

The resort offers an excellent income, whether you are seeking a relaxing semi-retirement working just the late spring and summer season or someone with a hunger for business and looking to take advantage of the numerous opportunities for expansion, such as: a beachside food trailer, fall and winter cabin rentals, expanding the RV camping season, paddleboard/kayak rentals, pontoon boat rentals, snow mobile and ice shack rentals or if your up to the extra work, going from our current 6 night rental nightly policy (we take Thursday nights off) to a full 7 nights and easily increase the cabin and nightly site rentals by 14%!

Competition / Market:

Our drive-in resort's customer base is mostly from Saskatchewan and Alberta. We are located 4 hours from Edmonton, AB (metro population 1,418,118), 4 hours from Saskatoon, SK (325,806), just 2 hours from Lloydminster, AB (40,000) and only an hour from Cold Lake, Bonnyville and Meadow Lake (30,000). In the 34+ years that Northern Cross has been operating in this location, Lac Des Iles has become very popular due to it's crystal-clear water and exceptional fishing habitat and since the opening of Northern Meadows 18 hold golf course in 1994.
The main competition for customers is Saskatchewan Parks, who operate most of the campgrounds in the province. Their power sites to $33/night, full service sites to $44, seasonal power sites to $2600 per season and seasonal full service sites to $3400. Our rates are similarly priced, but we book our nightly sites a year in advance, rather than in April and our seasonal site guests have first option to renew their site for the following year, rather than going into a draw each April.

Lauman's and the Shores are local private subdivisions that offer lake view serviced cabin and rv titled lots for between $150,000 and $400,000. Northern Meadows Golf Course (6 km from the lake) offers seasonal sites $2600 and titled cabin lots $80,000. The remaining local competition comes from Big Island Cove – 14 Cabins and 27 seasonal sites (also in the park on Lac Des Iles).
