THE LOCATION & PROPERTY:
This property is a one-of-kind slice of heaven. It is located on the Fraser River in Chilliwack, British Columbia. Situated in the gorgeous Fraser Valley, with a one hour proximity to Vancouver, this location is close enough to a large city and airport, but far enough to feel like you are in the wilderness. Chilliwack is a small town just 8 minutes away, but has dozens of restaurants, plenty of big store shopping outlets, and great proximity to many outdoor adventures, and of course the mighty Fraser River.
The property is stunning, situated on Chilliwack Mountain and the Fraser River, with 3 acres of lush rain-forest and soaring evergreens, and 300 ft. of high-bank riverfront. The lodge sits about 300' above the river with an expansive Westerly view 20 miles down the Fraser to the setting sun.
The lodge is uniquely designed to provide great privacy between guests and host, or could be perfect for that large family with growing children. The lodge boasts more than 4,800 square feet of living space including 1,450 sq. ft. of open and covered deck space. All six bedrooms have private ensuite bathrooms, plus one additional bathroom on the main floor for shared use. At present, two of the bedrooms are used for personal family use, and rotate use of the remaining four rooms depending on the time of year for B&B opportunities. There are two livingrooms, one can be closed off and makes a part of the back three guest rooms affording complete separation from guests if desired. The front livingroom has a stunning floor to ceiling open rock fireplace and provides the rustic lodge feel that most visitors expect. The kitchen cabinets are made from rustic barn floors and complete the front living space nicely. Two of the guest suites have kitchenettes.
The entire house is air conditioned and heated with electricity, allowing individual isolation for rooms not used.
Outside areas are where the magic happens. Constructed in 2011, the glass and aluminum railings, Trex artificial wood decking, wood accent posts and gorgeous lighting, barbecues and propane firepits, all make the decks and accompanying views a highlight for everyone. A large covered area with wood log picnic table adjoin one of the kitchenette suites. A shared 8 person hot tub and large cedar sauna with outside spring-fed shower complete the outdoor areas at the lodge.
The land itself is on a relatively steep slope, but with several plateaus and flat areas that have been carved out to enhance the beauty and provide spots to enjoy outside fires and the views. Wildlife is abundant, with deer, owls, eagles being sighted on a weekly basis, if not daily. The towering trees, ferns and fauna, make you feel like you are a million miles away from anything, a pretty nice feature when you consider it is 7 minutes from the Trans-Canada freeway, and only one hour from Vancouver.
A highlight and engineering feat is the paved access path that leads from the garage/shop, to the lodge, and then all the way down the hill to the river. At the river is a small parking area and newly constructed stairs, ramp and dock to give access and parking for your boat, or easy pickup for guided fishing trips sub-contracted to local guide companies. A small cove protects the ramp/dock and also provides a nice spot to enjoy the river and beach. Two 6 passenger Kawasaki Mule UTV's provide easy access throughout the property and a nice feature for picking up and dropping off guests after a long day of fishing. All yard equipment including, quad with snowplow, log splitter, weed-eater, two leaf blowers, chainsaws, hand tools and many extras are part of the package.
A 20x40 garage/shop, with heated room, electricity and water, and electric garage door, is away from the lodge and closer to the road with it's own separate paved driveway. Overhead driveway lights, and a barricade gate at the top of the driveway provide ample security when absent.
The lodge gets water from a generous spring fed well, and is absolutely amazing right out of the tap. The well is 180' deep and provides more than enough water for personal and business use. The entire system including pipe, pump, switches and pressure tank, were replaced in 2017. A diesel backup generator is also onsite.
The septic system is more than ample to handle current use. The two chamber, aerated system with huge drain field far from the house are only 6 years old.
A 200' paved driveway leads down to the lodge, with parking for up to 5 cars beside the main building and additional parking for 8 more at the nearby shop.
