That is barely above the property assessment of $1,280,800 as of July 1, 2023. And the assessment doesn't take into account the 5 little bunkhouses, the outdoor dining area, the BBQ shelter, or the contents of the 18 cabins and 5 bunkies. Add that all in, and I'm selling below the assessed value.

Note that the price is based on an asset sale versus a share sale. Either way, the buyer gets the whole kit and kaboodle. You can choose to just keep the cabins open for the peak, busy season and take the other 6 months off. Work hard for 6 months and play for 6 months. That is the stage that I am at. Go south. Go skiing. Relax and enjoy. Or you can opt to do long-term rentals in the off-season (mainly for people working at the Kicking Horse Mountain Ski Resort) to increase your bottom line and pay down your loan. My suggestion would be to have 7 or 8 cabins long-term; keep 4 for overnight rentals, and you'll need the other 3 for storage.

This summer (2024), we have put our prices up about 15% and we are still seeing the same level of bookings as previous years. It is just pure profit on the bottom line!
There are 15 guest rental cabins plus 3 staff, laundry and Reception cabins. The cabins are clean, comfortable and quiet. The cabins are fully winterized and have been rented year-round in the past. The guest cabins each feature:
2 queen beds
a 3-piece washroom
a separate hot water tank for each cabin
a TV with DVD player
a mini fridge
a microwave
a hotplate
a kettle and toaster
plates, cutlery and dishware
There are also 4 “bunkies"—very r rustic cabins with a bunk bed, wash-up counter, camp chairs and candle lanterns. These don’t have running water or electricity but there is an outhouse plus a 5-gallon water container in each for washing up. The bunkies are only rented out in peak season (mid-June to mid-Sep) and are aimed at the backpacker crowd.
There is a large, outdoor covered dining / kitchen area, a winterized pump house, a winterized cleaning / hydro shed, plus a staff “bunkie” and assorted storage buildings.
The cabins are located on 5.5 acres of land, approximately . 20 minutes NW of Golden, BC. They are located halfway between Glacier National Park and Yoho National Park, with easy access to Banff and Kootenay National Parks. The cabins are just 1.5 km off the Trans Canada Highway for easy access. Yet you don't get the highway noise of the hotels and motels in town.

In April 2022, we got the new Starlink internet (courtesy of Elon Musk and SpaceX). We have put in a booster to make it accessible to all of the cabins. This has been a game changer in terms of wi-fi access for our guests.

There are many opportunities to expand the revenue base. At present, we only have one camping site, but there is plenty of room to expand the campground. In 2023, we cleared out a lot of extra space in and around the current camp site.
