Or you can opt to do long term rentals in the off season (mainly to people working at the Kicking Horse Mountain Ski Resort) to increase your bottom line and pay down your loan.

This summer (2023) we have put our prices up about 15% and we are still selling out every night in the peak season.

The BC Property Tax Assessment for this year sets the value of the land and the buildings at $1,250,000. You may be able to approach a bank to get a mortgage on this vs a business loan. Let’s face it. Property prices have gone up everywhere. Land is expensive. And it is just going to keep going up. The business portion is then just $250,000.

There are 15 guest rental cabins plus 3 staff / laundry cabins. The cabins are clean, comfortable and quiet. The cabins are fully winterized and have been rented year-round in the past. The guest cabins each feature:
- 2 queen beds
- a 3 piece washroom
- a separate hot water tank for each cabin
- a TV with DVD player
- a mini fridge
- a microwave
- a hotplate
- a kettle and toaster
- plates, cutlery and dishware

There are also 4 “bunkies” - very rustic cabins with a bunk bed, wash up counter, camp chairs and candle lanterns. These don’t have running water or electricity but there is an outhouse plus a 5-gallon water container in each for washing up. The bunkies are only rented out in peak season (mid-June to mid-Sep) and are aimed at the backpacker crowd.

There is a large, outdoor covered dining / kitchen area, a winterized pump house, a winterized cleaning / hydro shed, plus a staff “bunkie” and assorted storage buildings.

The cabins are located on 5.5 acres of land approx. 20 minutes NW of Golden BC. They are located halfway between Glacier National Park and Yoho National Park with easy access to Banff and Kootenay National Parks.

The cabins opened on June 1, 2014.

In April, 2022 we got the new Starlink internet (courtesy of Elon Musk and SpaceX). We have put in a booster to make it accessible to all of the cabins. This should be a game changer in terms of wi fi access for our guests.

Plus the Managers Cabin has been renovated to make it in to a "Tiny Home".

In 2020 we replaced 4 mattresses and in spring 2021 we replaced 20 more.

There are many opportunities to expand the Revenue base. At present we only have one camping site but there is plenty of room to expand a campground. This year, 2023, we have cleared out a lot of extra space in and around the current camp site.

At present the Managers Cabin is used by the owner. It is the same size as the regular cabins however it has one queen bed, a 3 piece washroom and an alcove with a mini-fridge, microwave, toaster, kettle and shelves for a pantry. There is also a dresser and table with additional storage plus a small desk with a printer / scanner. There are additional shelves on the back of the "privacy wall" just inside the door. Someone planning to move here full time would likely want to expand the managers cabin at some point in the future.

Location:

The resort is located 20 minutes west of Golden, BC between Glacier and Yoho National Parks. Banff, Kootenay and Jasper National Parks are also within easy driving distance. The cabins are 1.5 km off of the Trans Canada Highway.

The cabins are on 5.5 acres. Half of the land is still forested with the other half cleared for the cabins and bunkies.

Business Operation

Expansion Potential:

It would be quite easy to put in cabin tents to accommodate a full bus. The payback would just be one summer. It would also be possible to convert the cabins from 2 queen beds to 3 sets of bunk beds. This would allow you to accommodate one full size highway coach plus a mini-coach with up to 24 guests. At present we just deal with one bus at a time however there is a LOT of potential to expand on that.
In the winter there is the option to go back to overnight / short-term rentals by approaching tour companies and targeting snow mobilers, back country skiers, cross country skiers, and alpine skiers.

Competition / Market:

The cabins were built to accommodate full sized highway coaches based on 4 per cabin. There is NO other such business in this area. There are your everyday hotels and motels in Golden 50m from the highway but nothing that offers such a uniquely Canadian experience in a wilderness setting.

Reasons for selling:

The owner built the cabins for a tour company that he owned out of Vancouver. He sold the tour company in December, 2018 and now wants to sell the cabins so he can retire.
